Our villa is an exceptional, old Provençal « Mas » which has been entirely restored.
While its history goes back to the turn of the XVII and XVIII centuries,
the comfort it offers is that of the XXI Century.

Description
The mas is a 2-storey, 320m2 large spacious house situated on a private 2000m2 piece of land enjoying the perfect East/West orientation.
It opens on a 60 m2 large ground floor terrace, ideal to have breakfast or dinner while the best place for lunch is the lawn in the middle of the garden. The garden, which is equipped with an automatic sprinkler, has the shape of a reverse L. A large10 m x 6 m fenced off private swimming pool is situated on the left side of it. Behind the pool, hidden by a wall of old trees, a small (12m2) garden house serves to store the garden furniture.
A back yard can easily park 4 cars - or even more if you have a reception.
The house consists of a grand reception area on the ground floor, and four sleeping “wings”, providing utmost privacy to its guests.






Ground floor: an entrance hall with a staircase leading to the first floor opens into a large dining room with a pantry on the side. To the left, a glass door leads to a 20m2 large, very light and very well ventilated kitchen with a view on the back yard on one side and on a sunny inner yard on the other one. The kitchen is fully equipped with first quality appliances (double oven, micro wave oven, 5 fires gas stove , super powerful extractor, a dish washer, two refrigerators and a deep freezer). Still further are: a spare shower with a toilet, and a professionally equipped laundry (washing and drying machines with 7 kg capacity) where the natural gas heater which supplies hot water to the central heating system, and generally to the house, is located (hot water is provided on a continuous basis, without the limitations of an electrical equipment) .
To the right of the dining room, a 60m2 large beautiful living room has direct access to the back yard on one side and to the terrace on the other.
In the back of the dining room, a double door leads to the first sleeping “wing”, with its double bedroom, its dressing, its bathroom and a study which can serve as a spare room for one person and which opens on the terrace.







On the first floor are three further sleeping “wings”, with 2 double bedrooms and one bathroom each.
In the largest one, there is a superb 42 m2 large master bedroom overlooking the terrace, a double bedroom and a bathroom. But this “wing” also has a kitchen and a separate entrance to the yard and to the garden so that it can be used as an independent guest apartment offering maximum privacy.
In the second one, a lovely double bedroom overlooking the terrace shares its dressing and bathroom with a spacious double bedroom with two windows to the inner yard.
The third one consists of the two double bedrooms overlooking the backyard and a bathroom with a shower.





Situation
The mas is located in a quiet residential area, on the western side of Antibes. A very short walk takes you to the busy and colorful medieval city centre. You will love its picturesque “provençal” market, its many small and superb restaurants and shops and the Antibes harbour, one of the most sought for of the Côte d’Azur.
5 car minutes further to the West are some of the most exclusive places of the Côte d’Azur, such as Eden Roc and Hotel du Cap or, if you want to enjoy night life, Juan les Pins with its night clubs and casino. The Nice international airport, which has easy connections with the whole world, is within a 20 minutes drive. Monaco within 40 minutes and the Italian Riviera (San Remo and the lovely Liguria coast) within an hour.
The sea front and the nearest sand beach are just 130 meters down the road.
Shopping is very easy and pleasant: for everyday needs, there are shops on the sea front. For more varied shopping, the old Antibes market and the streets surrounding it are a must. There are many general stores and food stores on the way to the old city. Very large supermarkets of all kind (Carrefour, Castorama, etc) are nearby.

Applicable construction regulation
The mas is part of the Antibes historical heritage and thereby protected, however, due to the size of the estate, an extra 200m2 can be built on it.
